Common Questions

Can Iranians living abroad (diaspora) legally buy property in Iran?
Yes. Iranian nationals — regardless of where they reside — retain full legal right to own property in Iran. There are no restrictions based on country of residence.
Can GCC nationals (UAE, Saudi, Kuwait etc.) buy property in Iran?
Foreign nationals face certain restrictions under Iranian property law. However, specific investment and residency programs may allow property ownership. We advise on available legal structures on a case-by-case basis.
Is it safe to buy land near forests in North Iran?
This is one of the most critical questions. Forest-adjacent land in Iran is subject to strict regulations. Construction permits can be difficult or impossible to obtain. We always check National Forest Organisation (Jaangalbani) status before recommending any plot.
How do I verify that a title deed is legitimate?
A legitimate title deed (Sanad) must be registered at the local Land Registry Office (Sazman-e Sabt-e Asnad). We verify registration status, cross-check with municipal records and flag any ownership disputes before you proceed.
What are the property transfer taxes in Iran?
Property transfer tax (Maliaat-e Naql va Enteqal) is approximately 4% of the assessed value. Additional fees include notary costs and municipality charges. We provide a full cost breakdown before any transaction.
Is the initial consultation really free?
Yes. The first consultation is completely free. No commitment, no hidden fees. Our goal is to understand your situation and give you honest initial guidance — not to sell you anything.
